Property survey demonstrates: virtual tours wanted |

Conventional photos are not adequate for online presentations of properties. Result of a property survey by PlanetHome: Three fourths of potentional customers want virtual panorama tours throughout the focussed property to ease their decission. The second most popular decision base is an interactive map. Almost 60 percent of the interviewed people want to see the great location or the good infrastructure for theirselves. Air panoramas and virtual street tours are also flavoured. Every fifth was interested in the last one. The simple photo documentation of the property, which is the standard in almost every online gateway, still is essential for property looking and 50 percent of the interviewed people flavour it. Remarkable aspect of the property study: Both women and men say that the "virtual tour winner" is very important. 75 percent of the women and 74 percent of the men declared the virtual tour as the most important decision factor. The advantages of virtual tours are obvious. Questions unanswered until the broker date can be answered immediately. For customers the choice of the dream estate is significantly easier. Furthermore the potential customer is able to avoid bad surprises. The interested person is able to get an impression of the whole room and not a part of it only. Thereby the size of the rooms can be appraised better. “Throughout the possibility of a virtual tour the potentional customers are able to pre-select the property”, Robert Anzenberger says, executive board of the property adjustor PlanetHome. “The interested person has an easy view on the details of the property, from home via the internet and then only visits it if the property fits his imaginations completely. Therefore the vendor avoids circumstantial tours. His enterprise was one of the pioneers which fully utilised online marketing. PlanetHome agents use special cameras with the special wide angel lenses when they visit properties to sell. Anzenberger expects that such simulations are common in property research in a few years.
